Where do I start. Well the fact that I came back to them a second time, shows that I trusted this company. But to be honest, this was a disaster from the very beginning.

In Aug 2024, I did some research, and decided to contact Maria. She was on vacation. As per her email reply, I contacted Dave. Nice guy, did a pre qualification, and then didn't hear back for a week. I followed up and his response was that he thought he had replied. At this point I reached out to Maria again, as I knew she was back from vacation.

Everything was great, we submitted an offer to the lenders and unfortunately Maria told my wife and I that the insurer wanted me to start my new job. (We moved to a different province, but I stayed in the same field) fine, fair enough. They told me to come back when I had 1 pay stub. I did just that 3 months later. Got a preapproval, put an offer in for the insurer to then say they wanted a co signer or 20%. We replied to Maria and said that we would be able to get 20%. She replies and says, the insurer wants a co signer? like WHAT. The most confusing and idiotic communication. Mind you my wife and I have a credit score in the high 600s and low 700s. Make 150k a year. And they did a hard check on us just a few months prior and our scores barely recovered.

She then told us we didn't have enough payment history for them to go by?

After all the confusion with what they wanted, we went to the bank where they were much more clear with what they wanted. They have underwriters readily available. They were also able to access our application with True North. We decided to not put in a new application but will be going with our bank when we recover our scores. I pray this goes more smooth.

I wanted to like this company. I gave them so many chances. If I could post the emails here, I'm sure it would leave you equally puzzled and frustrated. Not really sure who's at fault here, but to the client, it looks so unprofessional.

The communication is terrible, and all over the place. This isn't my first home purchase. I've never experienced such a complicated and messy ordeal. Better off going to the bank. And make sure your credit score is in the mid to high 700s.

I cannot believe how difficult it is to just put a roof over your head. What a disgusting world we live in today. Just in the last 10 years from when I purchased my first home, its impossible even for people making a really good living.

Unprofessional, rude and unhelpful. I got assigned to a broker named Madhur Sharma and submitted all application materials for a pre-approval. No updates at all after 1 week. Doesn't replied to email and got called all of a sudden during weekend.

When I picked up the phone call from the agent - I was waiting for him to "start checking" on my application materials. I asked if that was a phone call for the pre-approval update and he said "it's not an update - I'm just calling you in case if I have any questions but now I need time to check OK?"

I said "You can email me when there's an update" and he got mad and said "Things take time and it's not one click! "

I was like Excuse me? You're the one who called me at the very first place. It's complete nonsense and I have no clue of what kind of people they hire.

I eventually contacted other brokers and all got a pre-approval within a few days. Worst experience ever.

We had not worked with True North Mortgage before but had used other brokers for our mortgage needs over the years, I am a retired C.G.A. of 40 years and have extensive experience in dealing with banks and our companies financing needs.

Gaurav recommended the Scotia STEP plan and got us the best rate on a five year fixed rate which we wanted as Interest rates were going up quickly (rates went up twice during the 6 weeks we were arranging the deal).
