Unprofessional company and strata manager, always recommend more expensive contractors to the strata and those contractors can't fix issues at all. Refuse strata council's request to go with other qualified, licensed trades.

Called to setup a homeowner account to access my strata portal. All 3 persons I talked to (front desk person, property manager (Elton Wat) and his assistant (Mia Rico)) were very familiar with their system and provided assistance with much patience.
I also called about AC issue, and the property manager took the time to explain to me in detail why the AC is actually working just fine. With the knowledge I was able to explain to my tenant with full confidence that the system is fine.

Remi was the management company hired to manage our building in 2021. Not even a year after possession of this new condo our AC and heating system began to malfunction. Upon investigation, we discovered that Remi never submitted an assessment report to the developer. Therefore, the developer for our building (Thind) feels that they are not liable for any repairs. Now hundreds of people in the building are left without heat in sub zero temperatures due to a poor quality hvac installation and no one is taking responsibility. Do NOT use Remi company to manage your building as from our experience they care for the best interest of the developer and not the people that live in the building that they were hired to manage.

REMI was the strata management company hired by our developer prior to completion so we had the misfortune of working with them for about 6 months before finding another strata company. The company more or less scammed us, charging us 7 months of full management while offering barely any services.

Things started poorly right off the bat when we were assigned the strata manager Evelyn who provided little to no service during her time. Meeting minutes and financial statements were riddled with errors and the amended bylaw was never even made available to the residents despite the council's repeated pleas.

Evelyn failed to reach the garbage company in a timely manner, resulting in the strata not receiving garbage collection for weeks. Then she claimed that she couldn't reach another one of our contractors, stating that the phone number was out of service but a council member was able to easily reach the same number with zero issues, implying that she never tried to call at all. She responded to fewer than 5% of our email/phone communications before abruptly taking a medical leave. It appeared obvious in hindsight that she was simply unable to perform the job, begging the question as to why REMI assigned her to manage our property to begin with.

Evelyn was quickly replaced by Mark, who was personable but clearly inexperienced. When we flagged to Mark all the unaddressed strata issues, he was simply incapable of dealing with them due to his obvious lack of knowledge (i.e. what to do when there appear to be errors with the strata electrical bills). He provided us with minimal services before suddenly disappearing without a trace. We only later found out after weeks of no service that Mark had left the company. One would assume that REMI would promptly inform us of this but it is very telling that Mark only worked with REMI for ~2 months before moving on.

After Mark left we were never assigned another strata manager. The council was basically left to fend for ourselves while continuing to pay a monthly management fee. It is an absolute shame that companies like REMI exist and I would advise against any stratas or developers working with them.

Horrible. Dont know how to manage property when things go wrong. Boilers broke down in building. No hot water. We were told to use boiling water and to stop emailing our frustration upset regarding not having any hot water. And 3 weeks until new boiler to arrive.
Will never buy condo again where these incompetent ignorant people are in charge of my home.

We are a 5 year old small strata with 14 units only. REMI was assigned through the developer as our strata management company. Within this 5 years, we had 7-8 managers changed. The owner, Wayne, is very knowledgeable; however, the good part stops there. Out of the 8 managers, Heath, was the only one has done a decent job other than Wayne himself. Wayne had to step in to be our manager as there were not enough in his company at the time. Things really started to go downhill starting with the 6th manager, yet the 6th manager was still responsive and trying to get things done. At this point, issues arise would take about 2-3 months to complete. Also I started to realized some of our service providers did not get pay in time. An electrician contacted me he has not been paid 2 months after the work was done. It took REMI another 3 weeks to get everything sorted out. The 6th manager stayed with us less than 1 year, the 7th manager named Nikolay Lebedev took over. This is when the real nightmare started. Every single issue was dragged on, nothing was organized. Multiple fines were not apply to the owners even after CM approval after 3 months. Payment to the vendor was late for 3+ months. He can't even get quotes for windows and gutter cleaning for 3 months. If there were quotes, they were a ridiculous amount that no way would be approved by the council. In addition the end of the year financial statement, many charges were placed in the wrong categories. There were so many things piled up that it took our last council meeting 2hr and 45 min to complete. The usual council meeting time is average 45 min. During the last council meeting, Nikolay was still warning me I should not pressure him to complete his tasks. With that said, Nikolay wasn't really getting anything done. Also they charged a $735 just to be onsite supervising for about 4 hrs for strata engineers to do the 5 year warranty inspection. Which I personally think it's a ridiculous amount to pay anyone to watch someone do their work. At the end I was doing half of Nikolay's job.
Enough is enough with REMI and their employed manager's quality. Complaints made to Wayne and Wayne did not act in time. All council members agreed to change out REMI. Shortly after we decided to change management, Nikolay forward a news where REMI is going to increase their service fee by 80%! Reason because they were doing developer a favor to keep the fees low and it is hard from them to get managers in this growing environment with all the new building coming out. It becomes a no brainer for us to look elsewhere.
Now at the last manager with less than 1 month with REMI, we still can't get complete gutter cleaning quotes on time from REMI. It has been 5 months now. Decision was not to deal anymore business with REMI that only complicates things.
There is obviously something wrong with this company. My guess is they are not paying the service providers on time so no one wants to work with REMI thus we are not getting any quotes back. Also maybe the managers are overworked and underpaid so they can't complete their tasks in time. Whatever the reasons are, we are paying REMI monthly yet our strata is being treated like a unwanted child. Wayne is a very knowledgeable guy; however, working with REMI has not been a pleasant experience for the last 2 years.

PS it is true they have their own employees to come give them 4-5 stars reviews. Kenny Colosie himself has 2 and 1 from Heath Purssey.

Update:
All these negative reviews are spot on with my experience. 1. We did not set the price, it is within REMIs freedom to do so during the 5 years. However, raising it by 80% suddenly it's clearly you dumped us. 2. Your managers are so incompetent, I had to organized lists of issues for them to keep track and still they got lost in the way and still not able to get anything done. Also your manager that just left your company managed to messed up everything and left a big mess for us strata to pick up. Smooth transition for you now we are cleaning up the aftermath that REMI has done.

Unresponsive.. you have to send a bunch of emails and then they will ignore most of what you’re saying and respond only to what’s convenient for them to answer. Wayne sent an email out to his staff directly insulting me and Cc’d me by mistake.. that alone should tell you their level of competence. It’s would seem they also have a hard time retaining staff as we’ve had a number of different strata managers come and go but none of them really having any value at all.. so it would seem they are both bad at strata management and poor employers.

I almost never say this about a property management company, but every interaction I've had with REMI Realty has been great. They are helpful, extremely quick to respond, and altogether very good to deal with. Keep up the good work!
