I have been a client of New Leaf Property Management for several years now. When I first moved over, I was in a bit of a mess due to a previous PM who was difficult to work with. Steve quickly and efficiently cleaned up the issues and it has been smooth sailing since. They have always been a joy to work with as they stay on top of all problems and communicate openly with all clients. Whether you have one small house or a large Condo building, New Leaf is an excellent and professional property management company.

Thank you for your response which speaks for itself. This is my review based on my interactions with your company and it will not be deleted by me nor will I ask you to remove your response as it is your opinion and should be heard. My star rating can be better but not while you fail to take responsibility and in my opinion cast blame elsewhere. Let's dissect your reply logically.
1. The online portal request also has a wrench symbol- which speaks for itself. Emails are correspondences as well, are you confirming that New Leaf do not response to those timely or sometimes not at all?
2. My experience is the Board make decisions on the advice and directions of the condo management company. If those decisions were only the board's what is the need of a management company? I am not disputing/reviewing how the Board is elected.
3. I resigned from the Board, this is neither the forum not the topic in review. Hence the reason I was hopeful when New Leaf was contracted but that was dashed quickly.
4. I attended the ad hoc meeting which happened after the first payment for the surface parking fee was automatically withdrawn. The meeting was chaotic. Also the owners, Board, and new leaf representative were talking over each other. So after some minutes I left as it seemed like it was going nowhere.
5. The other property management company is not being reviewed here, New Leaf is. Reviews are meant for us to take note and see where we can improve and start that process.

I was hopeful when New Leaf became the new property management company for Fish Creek Pointe but that was dashed quickly as
1. they do not often respond to correspondence and when they do it is adversarial.
2. They have referenced Bylaws that is not registered to carry out their agenda in having owners pay for surface parking stalls assigned to their units. According to New Leaf the fees for parking is neither condo fees nor a special levy but they reference CPA section 39 (1)(a) as justification
3. With no discussions attached the above payment to the condo fees on their PAD giving owners no options.

A Common Area Surface Parking Policy effective 1 July 2023 (L141 & (L194) was posted on the 26 June 2023 after owners were told and the fees were added to the PAD without owners permission and without the 30 days notice. Policies are rules.

It seems like New Leaf will force onto owners policies/rules (not in the best interest of owners) of their making by including that the directives are from the Board of Directors.
Policies, rules, and regulations are good and needed but New Leaf seems to just push theirs aggressively no matter how controversial.

I am nervous, worried and afraid of what the future will bring with this company.

They've been managing our condo building for the past year. The old company had completely made a mess of our finances. With the help of Cynthia there we were able to get everything under control. They've been great to deal with.

We are currently renting a property managed by New Leaf and I find myself regularly grateful that I did not purchase this property due to the terrible management. In the spring/summer we had garbage rotting in bins behind our townhouse that was not collected for 5 months (despite several calls from residents to notify them of the problem) and today at -15 degrees our property is a skating rink because the sprinklers were never turned off and ran last night. These are just the major issues we have had. Needless to say we will be moving out as soon as our lease is up.
Update: New Leaf has sent out a memo saying that they understand that the sprinkler system is "leaking" and they will be dispatching someone to fix it. That coupled with the response to this review confirms what we've experienced, that their primary strategy is blame shifting and deflection rather than taking responsibility and fixing problems.

I have been dealing with Steve since late 2018 and have always appreciated his straight-up, on the ball, no-nonsense approach to managing my property.

His level of service always made me feel like I was a priority client and New Leaf has always done their best to communicate when issues or incidents arose at my property and have them resolved.

I've always felt confident that my property was being handled well by competent people. I would highly recommend their service to anyone!

If I could put 0 stars I would. If you’re looking to purchase a condo or townhome and this is the condo board, I have one recommendation, RUN. As an owner, I would expect so much more from a condo board on how they handle situations and issues, also in general the professionalism (not there).

When we first moved in we were told we’d receive an email to register for the resident portal, this is how you pay your condo fees and submit requests or queries.. we didn’t receive any instructions for months on how to sign up or login. Finally when following up several times they provided us with the information but that was only after that fact we had to hound them for the instructions (THIS IS YOUR JOB PEOPLE).

The employees that work for this company are awful, they seem brain dead (respectfully) but they do.. point blank period. I went back and forth with George for about a week regarding a gate we installed on a property that we OWN and we received a violation stating that we had to take it down immediately because it’s in “violation” of their by-laws stating it doesn’t match their black railings they have outside (lol) noting that this is in their by-laws (but it wasn’t). Luckily I studied law in post secondary and was not about to let them get away with giving us this false violation.. it was not stated in the by-laws they clearly just wanted us to take it down because it doesn’t “match” (keep in mind the gate is not actually attached to the railing!) and want us to use their vendor to install a gate that matches ($400 for a gate, no thank you). They then threatened to remove it and charge us for the removal.. what a way to handle a situation! Speaks for itself! Disappointing service.

Difficult to get a hold of. They complain about having to deal with particularly properties or that a property is high maintenance.

New Leaf prides themselves in responding to call or messages in a timely manor. Which is true, with a 2 star rating I received a call back with in 30 min demanding the 2 Star rating be removed or changed. However, the resolution to issues is extremly difficult and full of excuses. As of this Edit 1 my request still has not been resolved.
My tenant was not receiving communication via email or access to the portal. Usually the fasted and most direct way to solve a problem is to go to the sorce. So I Instruced her to call New Leaf to ask the question. This way telephone tag would not happen.
She called to ask a simple question and was told New Leaf does not deal with Tenants only owners. She was calling to confirm a Fire inspection that she saw a notice of in the lobby but was not getting the email notices.
I then call and New Leaf was difficult to get a hold of due to the telephone system loop you get stuck in. When calling, the automated system gives you choices and as usual if you don't know who to speak with the system tells you to choose 0. Choosing 0 takes you back to the beging. So like most people after several loops you choose #1. #1 sends you to Steve who doesnt listen to your question but first complains that everyone pick #1. I may suggest in this case to have a receptionist or a call centre answer you calls.
My personal call was simple as the communication between New Leaf, myself and my tenant was not being received, but I did not know who my condo representative was to select the correct number in the automated system. When Steve found out the condo I belonged to he started to complain about how bad the past management was and how much work the building, owners and the financial issues that were transfer to New Leaf. It was 10 times the amount of work, the amount of calls from owners, the mess that they inherited was far more then ever anticipated.
None of this had anything to do with what I was calling about.
Which was an issue with communication. When I did get to explain what I needed to have help in fixing. I was told my contact was Cynthia and was instructed to us the portal.
I called Cynthia, who called me back in a timely manor but did not help to confirm the communication issue. She was in Califoria and to busy with all the work and issues going on. That the old managment was horrible and left a huge mess. All request need to go through the portal. I had asked to have Cynthia send and email out so I can confirm with my tenant that she is getting it or fix the problem. simple eh
I put a request in the portal as well.
So a few days go by and no response. I leave a 2 star review, Steve calls me. Still doesn't want to listen to what assistance is needed but carries on with how much work the condo property is, the last company left a mess and so on and so forth. Steve even suggested I call the board members to discuss how much work it is and how dissapointed they are in the last management company. None of this is helping solve the lack of communication being received or to help correct the situation.
If you bid on a project and make a bad bid then either release yourself from the contract or conduct your business in a professional manor. I dont care if the last management company did a good or bad job. The last management company is not the one that I need to deal with to solve this issue.
