I am writing to express my frustration with the ongoing maintenance and inspection issues since we began renting with Grassroots Property Management in August. While we understand the need for regular inspections and maintenance, the level of organization and communication has been consistently disappointing.

Recently a quarterly inspection was scheduled for a Monday with a 10am–5pm window. Unfortunately, despite our availability and preparation, no one showed up during the scheduled time frame. The following day, I received an email stating that the inspection could not be completed, and a 24-hour notice would be sent for a rescheduled entry later that week. Given that we have a pet, we made accommodations for the original date and were flexible with the rescheduled inspection. We requested a smaller time window and made it clear that we could meet at any time or day. A lady from your office confirmed a new appointment for a later date at 12:30pm, though she mentioned there could be a slight delay depending on how long the previous inspection would take. This conversation was held over the phone and should be in your call logs. I reassured her that a short delay would be fine, as my partner was available until after 1pm. Despite my partner arriving at the scheduled time, your team still had not arrived by 1:15pm, and he had to leave for work. Later that day she called me and stated she “forgot” about our appointment. Once again, the inspection was missed, marking the second time this happened. I initially posted this incident as a review but then quickly deleted it because I felt bad and I wanted to give them the benefit of the doubt and had already did a poor review when we moved in. However, another incident occurred more recently when we received a notification on Friday indicating that maintenance would be coming on Monday to replace light bulbs (we did not put this order in, they noticed it during their last inspection). Unfortunately, my partner’s phone filtered this automated message into spam, so we did not see the notice until Monday when they called and said they would be coming into our unit again. At this point the lady over the phone told my partner “maybe you should get your phone fixed” and out of frustration he dropped an f word in there because of her condescending response and did not realize the message was in spam until he hung up. We understand that they have no control over messages going into spam, this is 100% on us and we take responsibility for that. But after confirming the notice had been sent, we were told by your team that someone would be coming to fix burnt out light bulbs which we said wasn’t necessary and we would replace them ourselves, but they insisted they come and do it which we ultimately agreed to. However, despite this confirmation, no one showed up as scheduled again. This marks the third time maintenance posted 24 hour entry notices and didn’t show up when they were suppose to.

The repeated lack of communication and reliability regarding these inspections and maintenance visits has been extremely frustrating. We are good tenants, pay our rent on time every month and take care of the property. We have been accommodating and flexible in adjusting our schedules to meet yours, yet the continued no-shows and lack of follow-through are disruptive to our daily lives. Constantly scheduling and not following through with appointments is an unreasonable disruption of our rights as tenant’s to quiet enjoyment of the property. We as Tenants have the right to expect that scheduled maintenance and inspections will be done as communicated. I hope that moving forward, Grassroots improves the scheduling and communication process, ensuring that inspections and maintenance are completed as planned. We expected better organization and respect from grassroots when we decided to rent with them.

Very poor experience. The tenants were filthy, and I paid for all of their repairs,
House was not cleared out on time and on top of having to replace my carpet that was destroyed,
I am still finding broken items through out the house.
I had a great experience with Grass roots reality, and quite the opposite with their property management

We moved here from Ontario at the end of May 2024. My son came out in 2023 and was able to meet a lease manager for a walk thru, while having me on video call. She kindly showed us 2 places and we took the second one. We needed all kinds of information for insurance, etc and the team was very prompt in getting that to us. Once here, we met them for a walk through which was very thorough. We also had a week or so to let them know of other items.
We have needed a few repairs and all were completed quickly. (Remembering that some things are more urgent than others).
The maintenance team are fantastic and friendly. This also includes the contractors when the job is a bit bigger.
No rental company or person is ever perfect, but patience and the willingness to work together goes a long way.

For any other potential renters stay away, rented 3 properties from grassroots over 5 years, never had an issue until I moved out of the last property and did not renew a lease with them. now they are saying I owe them money for carpets that were already used and smelly to be replaced. This seems to be a common theme among other reviews I have seen so for any Tennant in need, Google an RTDRS form, and call the number, they have people that can help you understand your rights as a Tennant, and not let rental companies bully you with threats of court and lawyers. Also If collections calls you on behalf of grassroots, explain the situation, and tell them you are disputing it. Hope this helps someone else in need. 2 star reviews says enough though.

Edit: oh you mean the smell that asked to be documented when I already moved in? As I said the carpets were used and smelly upon move in, they had not been cleaned and all the damages I pointed out were listed for me to repair. Renter beware.

If I could give grassroots a 0 I would. Horrible realty company I’ve ever rented from, does not care about their tenants at all and if your house is messy make sure to clean it before the maintenance snitches on you to the property management that the place is “out of order”. I do not recommend renting or leasing from them. On another note, the people working at the front desk for the property management in grande prairie AB, HORRIBLE ATTITUDE , maybe they’re racist I don’t know but I am a dark skinned Asian and EVERYTIME I am at their office to ask about something they do not treat me as how they treat the caucasians. Horrible horrible company and terrible people. People of colour, please save yourself the trouble and do not rent or lease from them since they are only in favour to the caucasians. Thank you

Management department is very weak and careless about their job responsibilities. I recommend to everyone if you are going to choose grassroots then please be patient, calm and hopeless. Because you will never satisfied from their service.

Update: I didn't get my damage deposit back and they are claiming I owe them 500 in damages.

Seriously, how do I make a formal complaint against a rental company? This is absurd.

I rented a house from Grassroots, that had 3 loads of garbage in the shed and basement that I hauled out when I moved in, boogers on the walls in the basement, that they noted, glass on the floor (that I cut my foot on and sent documented proof of), carpets that were covered in urine stains and they even noted the stench and stains on their walk through,
The grass was knee high when I moved in and garbage and dog poop littered the backyard.
There was a rotten basement floor that I stepped through while moving crap in the basement 😂😂
The windows were drafty in the winter that I had an 800 dollar utility bill in February because they couldn't get approval for a 50 dollar roll of plastic from the owner until it warmed up. They were so bad they iced up and I went and purchased a 650 dollar door that didn't have glass for the back deck in order to contain some heat.

They had a plumber come and snake my drain's, and he covered the basement carpet floor in grease because he did not bring a tarp with him. The same plumber broke the drain plug. All of which was reported to them.

I was locked out of my house twice in minus 40 because I put in a request for a new door handle and they ignored me.

Then when their guy finally showed up after an emergency call, he plastered the front door with putty. So I painted over the door.

Somehow they are telling me I owe them 500 dollars after cleaning, carpet cleaning and damages?

Let me be clear, this house was in disgusting condition when I moved, with real.safety hazards and concerned.. I don't understand how they can actually get away with this criminal behavior?

And I have time stamped photos of everything. So I truly want to fight them because this is a common trend...
