Just noticed that my wife's review was taken down. Hopefully my name is in your record. Had to deal with Cripps realty and it's seller back in 2021. Put in an offer without condition on the house we're currently in. Our realtor was dealing with Tyler Marriott. First communication we got back after we put in the offer was that we're one of the top 3 bids and if we wanted to make our offer more attractive and extend the closing date. We declined on offering more money but we were happy to extend the closing date. And guess what, we won the bid and at sign back we were informed that extra week will not be necessary. Lot of realtors played this trick during the peak(CBC did a marketplace episode on it).
We were offered 2 walk throughs after the closing. We tried to schedule our first walk through and kept getting push back because it was winter + covid and tenants with kids couldn't leave which is understandable so we came to the next best solution which was to schedule a visit with tenants present. During the walk through, we noticed there was a water damage spot on ceiling in one of the bedrooms. The tenant who was present informed us that the spot appeared the same morning. Any damage that take place after the offer is accepted(with condition or without condition) has to be fixed by the seller. The house was messy and dirty. We informed our realtor about the two things who in turn informed Tyler. This was on March 8th and our closing was April 16th.
For over a month, Tyler assured our realtor that the leak which at the time was chalked down to missing shingles will be fixed and the house will be cleaned after the tenants left. We go for our second walk through day before closing because we kept getting denied earlier dates for some reason or another. Enter the room with the leak and you guessed it, it wasn't fixed. Was the house cleaned? You guessed it, NOPE! On top of that there was an old stove sitting in the garage.
Come closing date, we inform our lawyer about everything mentioned above. Our lawyer recommends that we hold back money until these issues that were promised will be fixed are attended to. The seller flat out denied everything and basically told our lawyer that if we want to back out then he can sell the house for more money(I have this on email). We provided screenshot of all texts correspondence between Tyler and our realtor but we were just stone walled. We were renting at the time and had already given in our notice, we had movers booked, we had purchased items that was going to get delivered to our new house and we couldn't afford to back out of the deal. We unfortunately were forced to accept the outcome even though we didn't do anything wrong.
Seems like we had to deal with an unethical seller and nothing to do Cripps realty? Cripps realty when we take on a seller, you represent them and you are the seller to me. Your name and logo is in front of the house. You guys must surely know that it was wrong for the seller to put us in this position but you didn't even bother checking in or offer any assistance to us. You got your money, books closed. Hopefully this review will help other people like us ask and hold you guys accountable in the future before the closing date.
