First a Warning: Never pay anything upfront regardless of anything they tell you.
Sheldon collected money for appraisal upfront because he was “tight on money” with the promise to reimburse which he never did, but rather still asking for additional payment for a mortgage he wasn’t able to secure.

The 1 star is for marketing as he does know how to convince or rather ‘bait’ his clients.
I’ve incurred two late penalties because of Sheldon’s lack of organization and false promises. For transparency, we worked with this brokerage on 3 previous transactions. None of these transactions was ever a pleasant experience with some leading to late penalties upon closing. On the latest transaction, he took us on a wild goose chase going through 3 different lenders on the same application and finally suggesting private lender where they would charge up to $15k commission.
We had been on this very transaction for over 2 years due to builder delays because of the Covid pandemic and during the whole time Sheldon kept assuring us that everything with the application was good. Not until the last 2 months did he come back with a bombshell that the lender would not come through claiming our situation had changed. Tried a second second and third B lenders with strong assurances only to inform us of another failed attempt with a little over one week left due to an error on his side.
Fortunately for me, i met a reputable mortgage broker from one of the top banks that the builder had recommended. As soon as they reviewed our application they assured that we would qualify as high net-worth clients and get the mortgage without any issues. They also mentioned we didn’t need to go through a 3rd party broker who will try to maximize their profit by steering you to private lenders. Noted this is exactly what Sheldon was doing.

To cut a long story short, in the end, we went directly with the bank that delivered exactly the amount we needed and at zero out of pocket cost!

After giving my reasons for going alternate route with some feedback for areas of improvement, like a little child, Sheldon resulted to throwing insults calling our application WEAK and even going as far saying that we would have had to misrepresent our application to get bank approval.
Very disappointing to come from someone we had done a lot of business with. All these insulting comments were sent via his business email until I asked not to be contacted anymore.
This shows the real personality of who we had been dealing with.

Sad to say but I will never recommend his services to anyone.

Update: Sheldon just contacted my wife threatening lawsuit.
Well Mr Brown, please bring on the lawsuit with all your evidence of defamation as you claim, but I ask you to never contact my wife again… EVER!. If you have something to say or defend yourself I will be more than willing to hear it in court.
BTW - please ensure you highlight to your legal counsel portions of your correspondence and choice of words such as calling your client “stupid”, and ”ignorant”
